It's interesting sitting in the seller seat for this sort of transaction. The second bid didn't actually come in, it was just a phone call inquiring but suddenly I understand why realestate agents bother to write up bios on prospective buyers. Say you have two contracts in hand for the exact same money. They both put down the same earnest money and offer the same terms. How do you choose between them? First, you hope your agent can get enough dirt on the buyers to find out things like whether they've backed out of other contracts. Second, you look at those bios and figure on emotional (and completely unscientific basis) who might be more enthusiastic about the house and therefore less likely to quibble about minor details. Anyhow, if we really do have the house sold, it'll certainly make for a happier Christmas. Let's just hope the home inspection doesn't yield anything.
